    DESCRIPTION

    The design features a primary 24- storey tower oriented from east to west on Murray Street with curved corners, providing a slender rounded-rectangle form to create an appropriately scaled landmark of International quality for the Tourist District. The tower is clad with a distinctive dark grey prefabricated eifs panel system that features a profiled spandrel panel and combination of metallic and granite finishes. The undulating tower top features a dynamic parapet line that culminates in a multi-storey roof feature at the east end to create an iconic tower form visible from the primary view corridors within the tourist district. This roof feature will support the back-lighted Hyatt Centric tower signage and act as an illuminated beacon to the property.

    The attached 14- storey mid-rise building along Fallsview Blvd is separated from the tower by a large glazed reveal to create a strong distinction between the two primary parts of the L-shaped hotel. By reducing the relative scale of the building as we transition away from the corner tower, the overall building mass is diminished. The mid-rise building is clad with a distinctive white prefabricated eifs panel system that features a 2-storey grid profile and combination of metallic and granite finishes. The façade grid is proportioned to reduce the scale of the building in relation to the tower, and create a consistent rhythm along Fallsview Blvd. This building features a more subtle sloping parapet profile to tie the two buildings together and support the Hyatt Regency signage at the north end.

    The important intersection of Murray Street and Fallsview Blvd features a 1st floor curved retail and entertainment podium which projects out towards the Casino property across the street to create a strong visual connection between the two properties. The podium façade features a full-height glazed wall with integrated signage to reveal the activity within. Down at street level below, the main retail entry to the property provides pedestrians direct access to the 2- storey retail program, and the Hotel’s main through- Lobby located off Fallsview Blvd. This highly animated corner acts as the central pedestrian hub of activity and focus for the project, connecting all parts of the development program together. The primary ground floor pedestrian circulation through the project originates at this corner retail entrance, and extends west and north along retail lined “interior streets” which run parallel to Murray Street and Fallsview Blvd. These “interior streets” extend between the Murray Street high-rise elevator core and the Fallsview Blvd mid-rise elevator core linking the Hotel lobby with both wings of the building. At the 1st floor, the retail-entertainment program is concentrated at the Murray Street- Fallsview Blvd corner, flanked by podium level guest rooms on each wing.

    The high-rise tower is setback 3-4m from the property line along Murray Street to provide a more generous pedestrian sidewalk along what has been designated a“Falls Access” route. The Murray Street and Stanley corner features a curved double- height retail entry volume which provides access to the ground floor retail corridor from the Stanley Ave sidewalk via escalator and elevator. In addition, the design proposes an option to have a pedestrian bridge across Murray Street at Stanley Ave to provide a direct conditioned link to the new Entertainment Centre lobby on the adjacent Hilton property.

    Consistent with the, “Grand Blvd Concept” along Fallsview Blvd, the initial 3m tower setback at the corner of Murray Street increases to 5m+ at the reveal between building wings. The combination of these building setbacks and the natural widening of the sidewalk create a generous and uninterrupted pedestrian zone stretching the entire length of the site. The Fallsview Blvd street wall is well defined, and designed to engage and stimulate the pedestrian through storefronts punctuated by entry points to a variety of retail spaces, as well as primary and secondary lobby entrances spanning the block. The storefront design features a series of overlapping canopies at various heights and depths to mitigate wind, provide solar shading, and improve pedestrian comfort in inclement weather. The canopy and entry system also facilitates way-finding through building signage and bold architectural cues, such as the projecting glass entry volume and inset entries.

    In addition to the various retail and entertainment components of the project within the ground and first floors, the mid-rise wing on Fallsview Blvd will feature a penthouse sky-terrace and amenity level with unobstructed views looking east to the river. The sky-terrace is slated to become an important indoor/outdoor venue for hotel guests and the public to view existing Landmarks, nightly Fireworks displays and other special events within the tourist district.
